3.9.4  Site Plans

(A)     Purpose

This Section sets forth specific provisions applicable to the review and approval of applications for site plans.  These specific provisions supplement the common procedures set forth in Section 3.9.2.

(B)     Applicability

(1)      Site plans are required for the following types of developments:

(a)      Any multi-family development;

(b)      Any residential development containing any lots smaller than 8,000 square feet; and

(c)      Any non-residential development or non-residential component in a mixed use development.

(2)      A building permit may be issued for the uses listed in (1) above, and the following uses may be established, only after a site plan showing the proposed development of the property has been approved by the Town Council or the Planning Director in accordance with the procedures and requirements of this Section

(3)      This Section shall not apply to temporary uses classified as temporary sales or events as governed by Section 5.4 of this Ordinance.
